Kent development news

There are numerous developments and regeneration projects ongoing or in the planning process across the county at the moment. Here is a round-up of some of those in the news in May.

Mountfield Park
Developers Corinthis Land have lodged Canterbury’s largest planning application for a ‘garden suburb’ of 4,000 homes, a wide range of community facilities, a potential new site for Kent and Canterbury Hospital, a new park and ride, and up to 70,000 sq m of commercial space. Dubbed Mountfield Park, the scheme in south Canterbury would see the city expand by an area four times the size of the historic centre, stretching from the city’s southern edge as far as the village of Bridge. If planning permission is granted, the developer aims to begin initial site work in January 2017, with the first 100 homes completed by March 2018.

St James, Dover
Legal & General Property announced that it has committed £53m to acquire and fund the development of St James in Dover. The redevelopment project is a new retail and leisure scheme at the heart of Dover town centre that will provide 156,915 sq ft of modern retail and leisure accommodation. Kier has been awarded a £24m contract to deliver the scheme which includes the construction of a six-screen cinema, a 108-room Travelodge hotel, restaurants and shops.

Ebbsfleet Garden City
Permission has been granted to David Wilson Homes for a new development of 154 homes to be built in Castle Hill at Ebbsfleet Garden City. Also this month groundworks began on more than 470 other new properties in the garden city. Countryside Homes started work on 123 homes in the second phase of its Springhead Park development, and Redrow is on site to build 180 homes at its Ebbsfleet Green development.  Charles Church has also started groundworks for its phase of 170 units. Earlier this year, planning permission was also granted for a new 420-pupil primary school in Castle Hill. It is expected to open in September next year.

Kent Medical Campus
In Maidstone permission was given for a new hospital specialising in mental health. The 65-bed Cygnet Hospital will form part of the proposed Kent Medical campus, which is intended to become a research hub for medical companies rivalling other centres in Oxford and Cambridge. The new facility will create 150 new jobs and will sit alongside the £95 million private KIMS Hospital already built on the 30-acre campus site.  Construction is due to begin in September 2016 and the first admissions are expected in January 2018.

Otterpool Park Garden Village
And finally in Folkestone, a new garden village named Otterpool Park, is being put forward for former farmland near Folkestone Racecourse.  The plans are part of a Shepway Borough Council initiative to apply to the government for a 'garden town' masterplan. The development could potentially have 100,000 sq m of commercial space, 12,000 new homes, new schools, leisure facilities and open spaces. Otterpool Park is proposed for land around the villages of Westenhanger, Sellindge and Lympne, and will be phased over the next 30 years.
