CGI of approved scheme in Victoria Way
Planning permission has been granted to deliver a new mixed-use regeneration project including 660 homes at the old Powergen site at Victoria Way in Ashford, Kent.
The scheme was approved by Ashford Borough Council’s planning committee last night (15 June), and will be delivered by U+I, in partnership with Canterbury-based developer Quinn Estates and specialist private rented sector operator, Neighbour.
The site was previously occupied by Powergen in the 1990s, but has lain derelict for well over a decade. However, now the scheme will the see the brownfield parcel of land regenerated into 660 new homes, new public realm and a café.
The homes are designed by local RIBA award-winning architect, Guy Hollaway, and will consist of one, two, and three-bedroom flats and 25 houses. 400 of the apartments will be delivered by Neighbour, a specialist provider of private rented sector homes.
The regeneration project is located close to Ashford International Station, with its fast trains to London St Pancras and also Lille, Brussels and Paris. It is hoped the scheme will help to link Ashford town centre with Victoria Park to the south, creating a new residential community and injecting new life into a currently unused site.
U+I has also exchanged contracts to acquire a second site, almost six acres in size, located opposite Ashford International train station, from the Homes and Communities Agency. The proposed development could create over 165 new jobs, and would house approximately 200 new homes, a 120-bed hotel, an Aldi food store and a new brewery and visitor centre for local wine and beer maker, Chapel Down.

This housing development on a brown field site, so close to the International Station, should greatly assist the revitalising of Ashford town centre.”

We have consulted heavily with a variety of stakeholders so that now we have consent we can move swiftly into the delivery phase of this exciting project.”
Kirk Pickering of Neighbour said: “We are looking forward to delivering our first 400 units of a 1,000 rental unit pipeline in Kent alone. The Neighbour component of the Ashford project will comprise a mix of one, two and three bed apartments purpose-designed for long-term rental according to the “Neighbour Design Code” taking best in class design elements from rental product in the US and across Europe.”
