Panattoni plans 750,000 sq ft speculative building at Aylesford

Kent looks set to become home to the largest speculative logistics building in the South East, after Panattoni, the largest logistics real estate developer in the UK and Europe, submitted new proposals.

Named Aylesford 750, the building offers more than 750,000ft2 of high-quality warehousing and distribution space, with the option for an additional 400,000 sq ft of mezzanine space within the footprint of its building at Panattoni Park Aylesford.

The news, which demonstrates Panattoni’s confidence in Kent, would see this proposed building replace plans for two units, each of 100,000 sq ft and 130,000 sq ft respectively, announced back in June.

Having received outline planning permission for the whole site, the proposed building could be ready for occupation by the fourth quarter of 2023, subject to the reserved matters application getting the green light from Tonbridge & Malling Borough Council.

Located close to Junction 4 of the M20 on the former Aylesford Newsprint site, Panattoni Park Aylesford features. HGVs will access the M20 via Junction 4, with a new Bellingham Way link road improving the transport network for the local community and employees on the site.

The logistics and distribution facility will have a high standard specification, targeting an environmental performance (BREEAM) rating of ‘Excellent’ and an ‘A’ Energy Performance Certificate to secure energy efficiency and reduce operating costs.

The building would offer a potential tenant the benefit of a 21m clear internal height, 128 dock doors, 12 level access doors, 754 car parking spaces, electric charging points for vans and cars, access to the park’s electric car share scheme, e-bikes and e-bike stations.

This facility will be the last available space at the park, following the early pre-lets to DHL, Fowler Welch, Evri and Marley, and deals agreed with occupiers for two other buildings.
